10 “School Boy Errors” When Selling


Owners make unnecessary errors when selling their property, and are at times directly responsible for the transaction falling through.  If you exert a little more effort, then selling your property should be easy.  Property on the whole has sentimental value and Sellers often find it difficult to let go.  Only with professional guidance a property can be sold quickly, rather than remaining stale in the market

1. Don’t peg your property at the wrong price.  This is a Cardinal Rule. The price can largely affect the sale and is a major contributor for properties remaining stagnant in the market.  It’s the age old story, the Seller wants too much and the purchaser wants to pay too little, so finding that perfect balance is vital.

2. Make sure that your property is dolled up to the 9’s: Your property must always look its best, first impressions always count, so go the extra mile to impress.  Minor repairs and a coat of paint can make the difference.  “She must be looking like a bride ready to receive her groom.”

3. Don’t try and sell your property yourself, always engage in the services of a professional broker. There are purchasers out there who prey on unsuspecting Sellers and tails of horror stories are frequent, of how cunning purchasers have duped innocent sellers into virtually giving their properties away, don’t fall into this trap.

4. Your property must be marketed correctly, whether on or off line, make sure that the broker makes as many people aware that the property is up for sale.  Enquire from your broker as to what portals of advertising they intend using. The marketing should be intense and elaborate.

5. If you are marketing on-line, hire a professional photographer to take the pic’s.  Make sure that you have as many internal and external shots as you can, without overkill.

6. Don’t assign the wrong broker to sell your property.  Ask as to how experienced the broker is, how long they’ve been in the industry and whats been their success rate.  You want a broker who knows how to close a deal and inexperienced brokers often lack confidence and can easily botch up a sale.

7. If you can bake, have freshly baked bread at the on-show days.  The aroma of freshly baked bread enhances the homely senses and you’ll be surprised as to what kind of an impact this has on a purchaser.

8. Try not to put your property on the market once you’ve moved out and it’s empty.  Mentally a purchaser gets a much better picture of the dynamics of the property if it is fully furnished.

9. Don’t hang around on the show days, you could say the wrong thing, let the professional broker deal with the prospective purchasers.

10. If you have vicious animals, keep them on ‘lock down,’ there’s nothing more irritating for a purchaser then to constantly keep looking over their shoulder to see where the Rottweiler is.
